Get Pre-qualified for a Home Loan

A common barrier for potential homebuyers is confusion over what they can actually afford when building or buying. Capstone is hosting a pre-qualification event at our model home to provide assistance to anyone looking to apply for a mortgage. The event can set you up for success in planning for your future. The best part?: There are no fees and no effect on your credit score. Here’s what you need to know:

 

 

 

What is Pre-qualification?

Getting pre-qualified means a lender considers your personal income, debt and assets to estimate the loan amount you can expect when you decide to apply for a mortgage. While it is not the same as a pre-approval, this can make you substantially more prepared when deciding what type of home to build or buy.

Local lenders will be on-site for pre-qualifications. They will walk you through the process you can expect when you go to apply for a mortgage and let you know approximately how much you'll be able to afford in a new home!

*A Pre-Qualification Estimate is not a guarantee of a loan, nor an application for a loan or approval of funding.  

What to Bring:

  • Last two years tax returns with W-2's

  • Last month of paystubs

  • Last two months of checking/savings statements

Here’s How it Works:

  1. You’ll bring relevant documents to discuss with an on-site lender. The process takes about 45 minutes.

  2. You will be able to find out what you can afford when building or buying your home.

  3. Discuss any alterations to your financial plan to better prepare you for buying or building.

  4. Understand what mortgage lenders are looking for when assessing your level of funding for a construction loan.

 

Lender Tip:

  • Pre-qualification is a great first step especially if you are not planning to buy or build within the next 90 days. Because there’s virtually no risk, it’s worthwhile. Just keep in mind, it is not a pre-approval, which is a verified and specific amount rather than an estimate.

Builder Tip:

  • Bring your home plans to the event or check out our customizable plans to get a true idea of what you can afford in your new home.

Why is it Worth It?

There are virtually no drawbacks to getting pre-qualified. There are no fees for pre-qualification, and getting pre-qualified won’t hurt your credit score. It can be especially helpful for first time homebuyers, but will also benefit those who have had a change in financial situation and/or home planning goals. Knowing an estimated price point can set you up for success as you budget for buying land, designing your home, and listing a current home.

  • Keep in mind there is presently a low interest rate. You may be surprised to learn what you can afford depending, for example, on what you are currently paying in rent - coupled with the current low interest rate environment.
